Architectural Review (ARC)
What the ARC does
The Architectural Review Committee (ARC) reviews and approves activities related to building on, or making changes to, lots within The Reserve. ARC members are appointed by the Board of Directors.
When approval is required
Written ARC approval is required before any work begins on changes to your lot, including (without limitation):
- Clearing or grading
- New home construction
- Additions or outbuildings
- Structural changes
- Concrete work and walkways
- Retaining walls and fences
- Major landscaping
- Changes to exterior paint color
Minor landscape refreshes (e.g., individual plants, trees, or landscape bark) typically do not require ARC approval. When in doubt, please ask before proceeding.
The Reserve HOA is not responsible for costs incurred if unapproved work must be removed or revised to meet ARC requirements.
How to submit
- Review the CC&Rs in full and ensure your plans comply.
- Email your request to thereserveatheceta@gmail.com with relevant plans, specifications, materials, and colors.
New builds
New construction requires completion of the ARC New Build Packet. Please complete the packet and email it to thereserveatheceta@gmail.com.
